Client Changes

Basic offer

  • The apartment is provided, according to the basic standard, in two versions of construction (Classic, Modern), the price is identical for each version.
  • Clients are also offered two types of above-standard wall tiles, floor tiles and sanitary fixtures and fittings.

1) Requirements for Client Changes

Upon concluding the Contract about a Future Contract, and upon the first advance payment towards the Purchase Price, the Client is entitled to require the Seller to produce a project for changes within the framework of the standard, and layouts which are hereto referred to as Client Changes.

The purpose of this coordination procedure is to describe the processes of preparation, pricing, implementation and management of Client Changes, so that the General Contractor can make the changes required by the Client in required time and appropriate quality.

We will be pleased to provide the implementation of the apartment unit’s changes or its standard unless such a change has an impact on the static properties and the external appearance of the building, square area of the apartment units or common areas, or unless these changes are in breach of the conditions for the construction of the building as stipulated by the Building Permission and the Urban Land Permit, as well as obligatory legal regulations and norms. It is not possible either to satisfy requirements that would jeopardise meeting the deadline of the construction work’s approval, the building completion and the handing-over of the apartment units to particular purchasers.

The Client Changes can only be required from the Change Manager or relevant seller in the Seller’s Sales Office; personal appointments can be made at +420 221 582 111.

2) The Types of Client Changes and the Deadlines for Requirements for them

The Client Changes are divided into 3 following categories.

TYPE 1 Client CHANGE

The choice of the type of materials (wall tiles, floor tiles, doors, including iron mountings, the type of fixtures and fittings). Without an impact on the layout and plumbing and wiring.

TYPE 2 Client CHANGE

The changes of plumbing and wiring (i.e. water pipes, drainpipes, electric wiring, low-voltage current wiring, heating etc.) and the final determination of the type and location of all fixtures and fittings in the apartment. All of this without an impact on the layout.

TYPE 3 Client CHANGE

The change of the layout of the apartments, partition walls (only non-acoustic and non-load bearing), inner openings.

3) Procedure for the Negotiation and Implementation of a Client Change

Step 1

Should the Client be interested in a change, a free consultation will be provided at their request, with the Change Manager, the Architect and the General Contractor, the outcome being the working documentation on the Client Change and the determination of the type of Client Change.

Step 2

A (applicable for Type 2 and Type 3 Changes)

The Seller shall deliver the 1st “architectural study” of the change and the estimate of the price of the change to the Client by 5 working days. The Client shall deliver their decision to approve of the continuation of the preparation of the Client Change to the Seller by 5 working days from the receipt of the estimated price, or the Client might abandon their requirement. Should the Client fail to express themselves within the above mentioned period, it is assumed that they have abandoned their requirement.

Or

B (applicable for Type 1 Changes)

The Seller shall hand over the estimate of the price of the Change by 5 working days; the Client shall deliver their decision to approve of the continuation of the preparation of the Client Change to the Seller by 5 working days from the receipt of the estimated price, or the Client might abandon their requirement. Should the Client fail to express themselves within the above mentioned period, it is assumed that they have abandoned their requirement.

Step 3

Should the Client agree to the continuation of the preparation of the Client Change, the Change Manager will produce a Change Form, containing technical specifications/documentation on the Client Change, sending it to the Client by 3 working days.

The Client shall make a deposit by 5 working days from the issue of the Change Form, in the amount of:

  1. For the Type 1 Client Change – CZK 50,000,
  2. For the Type 2 Client Change – CZK 25,000,
  3. For the Type 3 Client Change – CZK 15,000.


Upon crediting the Seller’s account with the deposit, the Architect shall produce “Implementing Documentation on the Client Change” within 10 working days, which serves for pricing and implementation by the General Contractor.

Step 4

The General Contractor shall conduct the pricing of the Change Form by 5 working days from the reception of the “Implementing Documentation on the Client Change” and, consequently, the Technical Supervisor shall conduct a check on the pricing of the Change Form within 5 working days.

The Client shall deliver their decision to require the implementation of the Client Change within 5 working days from the receipt of the pricing of the Change Form. The approval of the implementation of the Client Change shall be confirmed by the Client’s signature on the Change Form. Should the Client fail to express themselves, it is assumed that they have abandoned their requirement.

Should the pricing of the Change Form exceed 25 % of the pricing of the Architectural Study, the Client is entitled to abandon the Client Change, and the Seller shall repay them their deposit within 5 working days. Should the Client Change be abandoned in any other case, the deposit is deemed to be the compensation for the costs incurred to the Seller and fails to be paid back to the Client.

Step 5

The Change Manager shall provide the General Contractor with the confirmation of the Change Form within 3 working days from the receipt of the Client’s decision to require the implementation of the Client Change.

The Client shall cover the total price of the Client Change which is quoted in the Change Form (with the deduction of the paid deposit) within 5 days from their decision to require for the implementation of the Client Change. Should the Client fail to cover the price of the Client Change, it is assumed that they have abandoned their requirement and the deposit is deemed to be the compensation for the costs incurred to the Seller and fails to be repaid to the Client.

Step 6

The Client Change will be conducted by the General Contractor upon the payment of the total price of the Client Change.

4) Rules for the Negotiation and Implementation of a Client Change

  • The written application for the implementation of the Client Change shall be delivered in writing to the Seller and/or the Change Manager.
  • The Clients are not allowed to deliver their own materials and their own work; all the work and materials shall be delivered through the General Contractor. The Client is allowed to address the issues concerning their own work and delivery of their own materials only after the apartment has been officially approved for use and handed over.
  • After the expiration of the terms stipulated in paragraph 4), no given Client Changes shall be required. Such changes can only be conducted, however not under the regime of Client Changes, after the apartment has been officially approved for use and handed over.
  • The seller reserves the right to update these rules, including the catalogue of standard fixtures and fittings, even without a further notice.
  • The seller reserves the right to refuse any changes if reasonable.

5) Price of Client Changes

The price of the first Client Change is comprised of:

  • The price for the delivery and assembly by the General Contractor
  • The Client is provided with the Architect’s design work and the Seller’s coordination for free.

The price of each of the next Client Changes, if any, is comprised of:

  • The price for the delivery and assembly by the General Contractor
  • The price for the Architect’s design work
  • The price for the Technical Supervisor’s work
  • The Seller’s coordination surcharge of 8  % of the Client Change price.
