
And what can the children look forward to? A sophisticated system of attractions, called Noah’s Ark, will be placed there. It is a structure made of timber logs, anchored in the ground and dominated by a roofed tower with a captain’s bridge, a helm and cabin, in addition to a climbing wall, a net wall, a slide and a great many multicoloured play components. The Noah’s Ark will be suitable for children from three to 12 years of age.
All the attractions will be made of hand-worked acacia wood, which is considered to rank among the hardest kinds of wood in Europe and, accordingly, it is highly resistant to changeble weather conditions. The creation of the playground has been commissioned to Tomovy parky, a leading world manufacturer of original children´s playgounds, unusual play attractions and furniture.
In immediate proximity to this new development near Primary School Elijáš, you can find another children´s playgound and, next to this, a multipurpose sports ground, which operates under the roof of an inflatable hall during the winter.
The Residential Park Baarova is a modern residential development situated in immediate proximity to the BB Centrum complex, Prague 4. At present, prospective unification of VAT rates, which means, in essence, a substantial increase in VAT imposed on the transfer of apartment units in new buildings, is being a hotly debated issue. A reduced rate of VAT at the level of 10 % is being presently charged on apartment units of up to 120 sq m of floor area.
In case of the increase in the reduced VAT rate, possibly, from 1 January 2012, a rate which is currently stated at 14% by the media will be charged following that day. In our opinion, the date of 1 January 2012 is realistic, given the press coverage and our awareness of the length of the legislative process. Nevertheless, the proposed VAT rate has been recently several times significantly modified.
The date of taxable supplies is understood, pursuant to the current legislation, as either the date of the transfer of the apartment to the acquirer for use, or the day of delivery of the contract on the transfer of the apartment, with a clause on legal effects of the entry in the cadastral register, whichever day is earlier, so presumably, the date of the transfer of the apartment.
Since we are expecting the approval of construction work on the Residential Park Baarova in November 2011, a possibility exists that clients will have concluded a purchase contract, along with having paid the final balance of the purchase price, and the apartment will have been transferred for use prior to the end of 2011, and, therefore, the current reduced VAT of 10% will be chargeable on the entire purchase price. Nevertheless, this is subject to the final decision by the Government and approval for an amendment to the VAT Act from the Chamber of Deputies, Parliament of the CR.
Should the date of taxable supplies fall within the period of the amended VAT Act being in effect, the increased reduced rate will be charged. Nevertheless, it remains a separate question whether the higher rate will be chargeable on the entire price for the apartment, or solely on a final balance above the level of advance payments or instalments made prior to the effect of the amendment. This will be addressed within the transitory provisions of the prospective amendment, which, however, has not been prepared for the first reading of the law yet. In the past, at the turn of 2007/2008 and 2009/2010, the transitory provisions always stipulated that the higher rate was chargeable solely on a final balance above the level of advance payments/instalments that had already been made. For this reason and based on the consultation with the Ministry of Finance, we assume that, with a degree of probability, the identical rule will be also kept in the next amendment. However, we are not able to guarantee that; the reverse version might be also true.
Developer PASSERINVEST GROUP is planning to complete the shell of the buildings of the Residential Park Baarova this June. The new development is scheduled for approval in November 2011.
The new residential project is being built to a design by CMS Architects on a site surrounded by Baarova Street, the large Baar Park, U Michelské školy Street and Telčská Street. “With its modern architecture and sophisticated design, the Residential Park Baarova offers comfort and intimate housing in a strategically convenient location – not far from the city centre and, yet, in a quiet and green area, complete with ample servicing facilities,” says Václav Černý, Sales Manager for the Residential Park Baarova. The development has been under construction by PSJ company since last July.
The project offers 139 two- to six-room apartments with a kitchenette, with an area from 50 to 170 square metres. Aside from a variety of job vacancies, prospective residents will benefit from a wide rage of social, educational, shopping and sporting opportunities. The complex consists of three separate structures, apartment buildings, with a contemporary square between them. Radim Passer, Chairman of the Board, PASSERINVEST GROUP, says in his comment on the project: “We assume that purchasers – end users will find their place here, in 50% or more of all cases. However, a part will be certainly acquired by purchasers – investors, especially from the companies headquartered in the vicinity, at BB Centrum.”
The architectural concept of the new Residential Park Baarova is of a natural and fluent passage between the original villa area and the nearby modern multipurpose BB Centrum. “The new residential area has been designed as a continuation of the park in the form of an inner garden,” adds Václav Černý, Sales Manager for the Residential Park Baarova.
